Why Relocatable Homes Make Great Holiday Homes. Case Study: From Papakura to Mangawhai Holiday Haven

As housing costs rise and building timelines stretch, more Kiwis are turning to relocatable homes as a smart, flexible alternative. Whether you're creating a holiday getaway, adding a rental to your property, or starting fresh on a new site, a relocated house can offer significant savings—without sacrificing quality or comfort.

In this case study, we take a closer look at a real project that transformed a modest Papakura dwelling into a stylish, functional family holiday home in Mangawhai.

With a uniquely shaped coastal site, smart design upgrades, and a vision to maximise space and lifestyle, this relocation showcases what's truly possible when you think outside the box.

The Site: Coastal Beauty with a Few Challenges

This project took place in the popular beach town of Mangawhai. The section was uniquely shaped—triangular—and located in an area with a high water table. Because of the ground conditions, the home needed to be elevated. A deeper foundation and longer pile were used to raise the house and ensure long-term stability, creating a strong, dry foundation.

The Home: Modest Beginnings

The main dwelling was an 80m², two-bedroom house. Originally located in Papakura. While structurally sound, it was in average condition and ready for a fresh start. Alongside the main house, a small cabin—previously used on a worksite—was also relocated from Papakura to serve as additional accommodation on the new site.

The Vision: A Family Holiday Home

The owners wanted to create a relaxed, spacious holiday home suitable for their larger family. The design needed to accommodate multiple guests, offer indoor-outdoor flow for summer living, and feel modern and welcoming—without the cost or timeframes of a traditional build.

The Transformation

This was a full renovation project. Key upgrades included:

  • The relocated cabin was placed on-site to act as a separate sleepout for guests or extended family.

  • A large deck was added to the front of the home, providing the perfect outdoor area for entertaining.

  • The kitchen and bathroom were completely replaced with modern fixtures and finishes.

  • New carpet, flooring, paint, and exterior cladding gave the home a clean, updated look inside and out.

The Result: A Smart, Stylish Coastal Getaway

The finished home is a comfortable and contemporary space that suits the needs of a growing family.
With three bedrooms, multiple indoor and outdoor living areas, and additional sleepout space, it offers flexibility for both private use and rental potential.

Beyond being a family holiday base, the property could easily be used as a short-term holiday rental—generating income during the times it’s not in use.

This project is a great example of what’s possible with relocatable homes. It shows how a second-hand house and a well-considered design can create something fresh, functional, and full of potential. Whether you’re looking for a personal getaway or a smart investment, relocatable homes offer a flexible, cost-effective solution.
