The Site: Coastal Beauty with a Few Challenges
This project took place in the popular beach town of Mangawhai. The section was uniquely shaped—triangular—and located in an area with a high water table. Because of the ground conditions, the home needed to be elevated. A deeper foundation and longer pile were used to raise the house and ensure long-term stability, creating a strong, dry foundation.
The Home: Modest Beginnings
The main dwelling was an 80m², two-bedroom house. Originally located in Papakura. While structurally sound, it was in average condition and ready for a fresh start. Alongside the main house, a small cabin—previously used on a worksite—was also relocated from Papakura to serve as additional accommodation on the new site.
The Vision: A Family Holiday Home
The owners wanted to create a relaxed, spacious holiday home suitable for their larger family. The design needed to accommodate multiple guests, offer indoor-outdoor flow for summer living, and feel modern and welcoming—without the cost or timeframes of a traditional build.
The Transformation
This was a full renovation project. Key upgrades included:
The relocated cabin was placed on-site to act as a separate sleepout for guests or extended family.
A large deck was added to the front of the home, providing the perfect outdoor area for entertaining.
The kitchen and bathroom were completely replaced with modern fixtures and finishes.
New carpet, flooring, paint, and exterior cladding gave the home a clean, updated look inside and out.
